First off, Betty is a dream to work with. Great communicator and works to accommodate my needs.
The Tao community is the best on the Yucatán Peninsula as far as feeling at home goes.
It is truly a community. The people are friendly. It is impeccably kept and maintained. As a matter of fact, in July of 2021, Hurricane Elsa hit Akumal head on. These buildings were all up to task. Felt totally safe at all times. Power went out during the night, but clean/repair crews were out before it was light and we were without power for only 4 hours.

Security is taken very seriously. Tao is in the middle of an impenetrable jungle. The only gaps in the jungle “Wall” are 24 hour security gates. Each vehicle’s credentials are checked. We have stayed in TAO three times and feel as safe as we do at home.

Wonderful open great room with views over splash pool to golf course. Located at the white tees on the 4th hole of the gorgeous, lush Robert Trent Jones golf course, the villa overlooks the cenote, waterfall and owner's own splash pool.

Kitchen has all amenities and artwork adorns the villa. High ceilings, floor to ceiling windows allow the natural beauty to abound. The infinity pool is located steps from house with BBQ as well. The Wellness Center is a short walk within the community and hosts massages, yoga, two saltwater lap pools, a gym. You may purchase a day, week or monthly pass at a very reasonable price.

Villa has 3 nicely decorated bathrooms and 4 bedrooms, two of which host double futon beds. The master has a king bed, and the guest room hosts a queen bed. Large patio for enjoying the sunny days outdoors and eating your dinner or breakfast.

Enjoy the amenities of the 5 Star Gran Bahia Principe Resort which you can purchase a day or evening pass or get a discount on golf, massages, etc.
Ride the shuttle to the new Kay Beach Club and enjoy all this beautiful place in paradise has to offer.
Shop at the Hacienda for your gifts or try your luck at the Casino. Music resounds throughout the resort as do evening shows.
The Casa Club also has food and drink available and delivers. There are restaurants in the area that also deliver and we have a Farmer's Market on Saturdays.

Staying at this condo you have free access to the two infinite pools of the beautiful TAO Community. One of the pools features a jacuzzi (it's not heated).

The amazing TAO Wellness Center within the community is accessible for a small fee: It offers a fully equipped gym (500 pesos/week), salt water lap pools (150 pesos/hour), yoga and meditation classes every morning (starting at 100 pesos/class).

If you love golf, you can play at the renowned Bahia Principe Riviera Maya Golf Course - the first PGA licensed golf course in Latin America - with 50% discount.

Free shuttles take you every hour from TAO to the new KAY Beach Club at Bahia Principe resort all day from 9 AM to 7 PM.

At KAY Beach Club you can use a lounger and the pool all day for 300 pesos (ca US$ 17*). There is a snack bar.
But there is no need to spend money. You can also enjoy the beautiful free public beach next to KAY (a few steps to the right) bringing your own snacks and drinks, towel and umbrella. There is free street parking for your rental car.

A short drive away you can also spend a wonderful time at the TAO Jungle Fish Beach Club, located in front of the TAO Ocean Residences, with its great restaurant, bar and pool.

Within Tulum Country Club you will find a restaurant at TAO Wellness Center and 2 restaurants at the Golf Club House.
They also deliver meals to your condo ordering via WhatsApp.

Staying at this loft you will be in the heart of the Mayan Riviera, where you will find world class beaches 5 minutes away by car. Ruins, cenotes, and adventure parks abound.
All of this and more is within a half hour drive from your vacation home!

Other things to note
There are no supermarkets near TAO, so you will need a vehicle to shop for groceries at Akumal, Puerto Aventuras or Tulum. If you don't rent a car, you can take a taxi, always available at TAO's security gate.

We recommend shopping for groceries for your stay right on the way to TAO from the airport at Chedraui supermarket of Puerto Aventuras (on the highway Carretera Federal 307, km 270). Right there you will also find a CI BANCO office, the most convenient place to exchange currency for Mexican pesos.

On Saturdays from 9 AM to 1 PM you can buy local fresh produce and handcrafted items at the Tulum Country Club Market.

Here are a few house and community rules to ensure you have a great time while visiting:

CHECK IN: 4 PM, CHECK OUT: 11 AM
Guests are responsible for the property they are renting and its contents. The guests named on the reservation will be responsible for themselves and all other guests that enter the rented property. Property owners, their agents and agents’ employees are not responsible for any accident, loss, damage or injury suffered by the renter or guests’ of the renter.
Please - NO SMOKING INSIDE THE CONDO. If someone smokes inside the unit, all guests will be evicted immediately from the condo and no compensation nor any rental days left will be reimbursed
DRINKING WATER: The tap water is treated and softened for all usage, however, we recommend drinking and cooking with bottled water only. A large bottle of water will be provided. Additional water is available (100 pesos or US$6) Check with your concierge.
ELECTRICITY: it is very expensive in Mexico. Please don't forget to turn the air conditioner off when you leave the condo or when windows or doors are open. The ideal temperature setting is 24º Celsius (75 Fahrenheit).
SEPTIC SYSTEM: In order to protect our delicate environment, do not flush anything but small amounts of toilet paper down the toilet. Do not flush feminine products or it will clog up the septic system.
HOUSEKEEPING: Additional housekeeping may be arranged with the property manager ($). For your convenience, washer and dryer are provided so you may wash linens and towels if needed.
LOCKED CLOSET OR STORAGE DOORS: If the home has a locked cupboard, it is private homeowner storage and is not to be opened or tampered with any way. Please feel free to use all other storage space available throughout the condo.
CONSUMABLES: The home may have a selection of spices in sealed containers along with coffee, sugar, coffee mate, coffee filters, paper towels, dishwasher soap/rinse, garbage bags, laundry soap, liquid hand soap and cleaning supplies. Feel free to use but please replace any used items so they are available for the next guest.
LOST KEYS OR REMOTES: There is a charge (US$50) for lost/stolen/broken keys or remotes. Remotes include AC and TV remote controls.
QUIET TIME IS 10 PM. Please respect your neighbors. Some are retired and live here full time. If there are concerns, please contact your property manager or security. Repetitive offenders will be asked to leave. No compensation will be made for unused vacation days.
SECURITY: This is a gated community with 24 hour security. All visitors must check in with security by providing their name, ID and QR code. The code will be sent to you via WhatsApp by the property manager.
SAFETY: All children must be under adult supervision in TAO'S common areas. When using the pool, remember there is a certain risk associated. Use the pools at your own risk. (The pool is open until 10 PM)
PETS: Are not allowed for short term rentals.
MAINTENANCE: The property owner and manager work hard to ensure that the condo and amenities are in place and in good working order. The property manager will be available to handle questions, and supervise maintenance. In the case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as occasional interruption of electricity, air conditioning, internet, telephone, television, cable/satellite service, shortage of cold or hot water, appliances including washer/dryer. It is the guests’ obligation to report any problems or damage immediately to the property manager.

To get from Cancún to TAO you can rent a car at the airport (a rental car is highly recommended) or take a transfer.

From the airport it's an easy drive of 96 km straight on the 307 highway (Carretera Cancún-Chetumal) in direction to Tulum. It takes about 1 hour and 20 minutes to get to your vacation home.

Shortly after the town of Akumal (where a bridge crosses the highway) you will reach the Bahia Principe resort. Turn to the right to access the residential area. You will see an imposing entrance with the sign "TULUM COUNTRY CLUB - by Bahia Principe".

At this security gate (open 24/7) you will have to show your ID and a QR code that you will receive via WhatsApp. (You can show it directly from your phone, or printed.)

Then follow the "TAO Community" signs. We will also send you a map and all check-in instructions.

At the TAO security gate, mention the name of your unit.
The guard can give you instructions to find your home building nearby.
You have a free parking area in front of the building.
You can access the condo 24/7 with the keys stored in the lockbox.

Our friendly property manager will be in touch with you via WhatsApp before your arrival to ensure you have a smooth check-in process and to answer any questions you may have.

PAYMENT OPTIONS

Payments can be made via Zelle, Venmo, bank transfer or Wise. (Transfer costs are borne by the traveler).

SECURITY DEPOSIT

A US$ 500 security deposit is required.
Within 14 days after your departure, it will be fully reimbursed to you if there have been no damaged or missing items, if there was no excessive electricity usage or extra cleaning necessary.

CANCELLATION POLICY

100% refund up to 45 days before check-in.

50% refund between 44-31 days before check-in.

No refund if cancelling within 30 days.

PAYMENT SCHEDULES

Payment of 50% plus US$ 500 damage deposit is due at booking.

Non refundable cleaning fee of US$ 175 due at booking.

Balance due 2 weeks prior to arrival.
