This great two bedroom ground floor condo inside the safe TAO Community is a smart choice for your next Mexican adventure. You will be staying right in the middle of all the treasures of the Mayan Riviera: stunning beaches, cenotes, amusement parks, Playa del Carmen and the ancient Tulum ruins: everything within a 25 minute drive.

Two infinity pools with BBQ are a short walk away from your condo, and free hotel shuttles take you to the beach of Bahia Principe resort. Free parking is available.

The space

This lovely unit on the ground floor of the CHI building has a spacious open-concept living area that opens up to a big patio with a pergola that is ideal to enjoy the outdoor space. It has a ceiling fan and high quality furniture where you can relax, read, have a snack or even work remotely.

Telmex optical fiber internet is available throughout the condo.

The living room features a sofa bed suitable for 1 adult or 2 kids, and a smart TV where you can watch your favorite Netflix series.

For your comfort there are air conditioners and ceiling fans in every room, and blackout blinds on all windows.

The living room glass door has mosquito nets.

The dining area features a wooden table for 6 guests, and a large granite breakfast bar with 2 stools and a sink.

The stylish kitchen has all you need to prepare your own meals, a window that provides natural light, and a dishwasher to make your life easier!

The master bedroom features a comfortable king size bed, ample storage space and a floor to ceiling glass door to the patio. The lush vegetation provides privacy and a tropical atmosphere.

The second bedroom offers a queen size bed. All windows have blackout blinds to guarantee a good night’s sleep.

There are two modern full bathrooms, and there also is a washer and dryer inside the condo.

You will find free parking space for your rental car outside the building, that is very close to the amazing TAO Wellness Center ($).

The amazing TAO Wellness Center within the community is accessible for a small fee: It offers a fully equipped gym (500 pesos/week), salt water lap pools (150 pesos/hour), yoga and meditation classes every morning (starting at 100 pesos/class).

If you love golf, you can play at the renowned Bahia Principe Riviera Maya Golf Course - the first PGA licensed golf course in Latin America - with 50% discount.

Free shuttles take you every hour from TAO to the new KAY Beach Club at Bahia Principe resort all day from 9 AM to 7 PM.

At KAY Beach Club you can use a lounger and the pool all day for 300 pesos (ca US$ 17*). There is a snack bar.
But there is no need to spend money. You can also enjoy the beautiful free public beach next to KAY (a few steps to the right) bringing your own snacks and drinks, towel and umbrella. There is free street parking for your rental car.

A short drive away you can also spend a wonderful time at the TAO Jungle Fish Beach Club, located in front of the TAO Ocean Residences, with its great restaurant, bar and pool.

Within Tulum Country Club you will find a restaurant at TAO Wellness Center and 2 restaurants at the Golf Club House.
They also deliver meals to your condo ordering via WhatsApp.

Staying at this loft you will be in the heart of the Mayan Riviera, where you will find world class beaches 5 minutes away by car. Ruins, cenotes, and adventure parks abound.
All of this and more is within a half hour drive from your vacation home!

Other things to note
There are no supermarkets near TAO, so you will need a vehicle to shop for groceries at Akumal, Puerto Aventuras or Tulum. If you don't rent a car, you can take a taxi, always available at TAO's security gate.

We recommend shopping for groceries for your stay right on the way to TAO from the airport at Chedraui supermarket of Puerto Aventuras (on the highway Carretera Federal 307, km 270). Right there you will also find a CI BANCO office, the most convenient place to exchange currency for Mexican pesos.

On Saturdays from 9 AM to 1 PM you can buy local fresh produce and handcrafted items at the Tulum Country Club Market.

Here are a few house and community rules to ensure you have a great time while visiting:

Guests are responsible for the property they are renting and its contents. The guests named on the reservation will be responsible for themselves and all other guests that enter the rented property. Property owners, their manager and agents� employees are not responsible for any accident, loss, damage or injury suffered by the renter or guests of the renter.
Please - NO SMOKING INSIDE THE CONDO. If someone smokes inside the unit, all guests will be evicted immediately from the condo and no compensation nor any rental days left will be reimbursed
DRINKING WATER: The tap water is treated and softened for all usage, however, we recommend drinking and cooking with bottled water only.
ELECTRICITY: it is very expensive in Mexico. Please don't forget to turn the air conditioner off when you leave the condo or when windows or doors are open. The ideal temperature setting is 24� Celsius (75 Fahrenheit).
SEPTIC SYSTEM: In order to protect our delicate environment, do not flush anything but small amounts of toilet paper down the toilet. Do not flush feminine products or it will clog up the septic system.
HOUSEKEEPING: Additional housekeeping may be arranged with the property manager ($). For your convenience, washer and dryer are provided so you may wash linens and towels if needed.
LOCKED CLOSET OR STORAGE DOORS: If the home has a locked cupboard, it is private homeowner storage and is not to be opened or tampered with in any way. Please feel free to use all other storage space available throughout the condo.
CONSUMABLES: The home may have a selection of spices in sealed containers along with coffee, sugar, coffee mate, coffee filters, paper towels, dishwasher soap/rinse, garbage bags, laundry soap, liquid hand soap and cleaning supplies. Feel free to use but please replace any used items so they are available for the next guest.
LOST KEYS OR REMOTES: There is a charge for lost/stolen/broken keys or remotes. Remotes include AC and TV remote controls.
QUIET TIME IS 10 PM. Please respect your neighbors. Some are retired and live here full time. If there are concerns, please contact your property manager or security. Repetitive offenders will be asked to leave. No compensation will be made for unused vacation days.
SECURITY: This is a gated community with 24 hour security. All visitors must check in with security by providing their name, ID and QR code. The code will be sent to you shortly before your trip.
SAFETY: All children must be under adult supervision in TAO'S common areas. When using the pool, remember there is a certain risk associated. Use the pools at your own risk. They are open until 10 PM.
PETS: Are not allowed for short term rentals.
Only 1 pet is allowed on rentals of 6 months or more.
MAINTENANCE: The property owner and manager work hard to ensure that the condo and amenities are in place and in good working order. The property manager will be available to handle questions, and supervise maintenance. In the case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as occasional interruption of electricity, air conditioning, internet, telephone, television, cable/satellite service, shortage of cold or hot water, appliances including washer/dryer. It is the guests� obligation to report any problems or damage immediately to the property manager.

Directions to TAO Community

Getting to TAO Community from Canc�n is a breeze, and we recommend renting a car at the airport for convenience. Alternatively, you can arrange a transfer.

The journey spans 96 km along the 307 highway (Carretera Canc�n-Chetumal) in the direction of Tulum, taking approximately 1 hour and 30 minutes to reach your vacation home.

As you approach the town of Akumal (identified by a highway bridge), continue straight until you reach the Bahia Principe resort. Take a right turn to enter the residential area, marked by a prominent entrance with a sign reading 'TULUM COUNTRY CLUB - by Bahia Principe.'

Upon reaching the 24/7 security gate, kindly present your ID and the QR code you'll receive shortly before your trip.

Follow the signs indicating 'TAO Community'.

Upon arriving at the TAO security gate, mention the name of the unit you've rented. The guard will provide instructions to locate your building nearby.

Enjoy complimentary parking in front of your building, and with keys available in a lockbox, you can access your condo 24/7.

PAYMENT OPTIONS

Payments can be made via bank transfer, Wise, or PayPal. (Transfer costs are borne by the traveler).

SECURITY DEPOSIT

A US$100 deposit is required via PayPal.
One week after your departure, it will be fully reimbursed to you if no items are damaged or missing.

CANCELLATION POLICY

A non-refundable Reservation Deposit of US$50 is required to secure your booking and block your dates. It will be discounted from the rental rate.

Full refund of the paid amount (less Reservation Deposit and transfer fees) for cancellations up to 30 days before check-in.
If booked fewer than 30 days before check-in, full refund of the paid amount (less transfer fees) for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund of the paid amount up to 7 days before check-in.
No refund after that.
